Andhra Pradesh guidance value - frequently asked questions
How much did Andhra Pradesh market values increase in 2025-26?
In the latest revision the median village-level increase is about 24 percent, and roughly 7 percent of villages (around 818) saw their agricultural value at least double. The biggest single jump in the dataset is Ananthavaram in Guntur district, part of the Amaravati capital region, up about 1,784 percent as farmland was re-priced toward urban use.
How do I check the market value (guidance value) of my land in Andhra Pradesh?
You can look up the official market value on the AP registration portal at registration.ap.gov.in, or use this interactive explorer. Agricultural land is shown per acre and open plots per square yard, for any district, mandal, or village, alongside the previous value.
What is the difference between the agricultural and open-plot rates?
Agricultural guidance values are set per acre by habitation and land classification (dry, wet, and so on). Open-plot and urban rates are set per square yard by locality. Use the Agricultural / Open plots toggle inside the map to switch between the two.
Is the market value the same as the actual market price?
No. The market value (also called guidance value or basic value) is a government-set reference floor used for registration. The actual sale price can be higher, and in fast-growing areas it usually is.
Which areas of Andhra Pradesh have the highest land values?
The coastal and urban districts lead: Visakhapatnam, West Godavari, Guntur, Kakinada, and Konaseema carry the highest agricultural values per acre. The fastest increases this revision were in districts such as Nandyal, Anantapur, and Anakapalli. Use the map to find the value and change for a specific area.
Does a higher market value increase my registration cost?
Yes. Stamp duty and registration fees are charged on the higher of the government market value or your actual sale price, so a higher value raises the minimum duty payable when you register a sale, gift, or transfer.
Is this Andhra Pradesh data official?
The explorer is built on the Andhra Pradesh government's published IGRS market values, shown per village and aggregated to mandal and district level. It is for information only, so always confirm the exact value for your specific plot with the Sub-Registrar's Office before registering.
