They are closely related. For urban and open-plot land the registration department publishes a per-square-yard unit rate that serves as the government market value used for stamp duty and registration. It is the non-agricultural counterpart to the agricultural guidance values revised under Bhu Bharati.
How is this different from the agricultural guidance value map?
The agricultural layer shows Bhu Bharati guidance values and how much they changed in the 2026-27 revision. This open-plot layer shows current urban unit rates in ₹ per square yard, which have no published previous-revision figure, so it shows present value levels rather than a change. Does a higher unit rate increase my registration cost?
Yes. Stamp duty and registration fees are charged on the higher of the government unit rate or your actual transaction price, so a higher ₹/sq.yd unit rate raises the minimum duty payable when you register a sale, gift, or transfer of an open plot or building.
