Andhra Pradesh open-plot & urban land value - frequently asked questions

What is the land value per square yard in Visakhapatnam?

In the portal-native Visakhapatnam district snapshot, representative location rates have a median of about ₹7,500 per square yard, while published rates reach ₹1,12,000 per square yard. Use the lookup for a specific portal location, and confirm the exact rate with the Sub-Registrar's Office before you transact.

How do I check the open plot market value in Andhra Pradesh?

You can look up the official rate on the Andhra Pradesh registration portal at registration.ap.gov.in under Market Value, or use this interactive map to see the ₹ per square yard value for any village or mandal across all 28 districts.

Can I find the AP market value by survey number?

The registration department publishes market value by registration location rather than by survey number, so a survey number on its own will not return a rate. Start from the district, mandal and village in the lookup below. If you need to go from a survey number to its village, the Adangal or 1-B record for the parcel names the revenue village to use here.

Is the IGRS market value the same as guidance value?

They describe the same thing in different states. Andhra Pradesh publishes a per-square-yard market value for urban and open-plot land, which is the government-notified minimum used to compute stamp duty and registration fees. Other states call the equivalent figure the guidance value, circle rate, or ready reckoner rate.

How is this different from the agricultural rates map?

The agricultural layer shows per-acre rates for farm land. This open-plot layer shows urban rates in ₹ per square yard for plots and built-up property. They are separate schedules published for different land classes, so a village can appear in both with unrelated figures. Switch between them with the Agricultural / Open plots toggle inside the map.

Does a higher market value increase my registration cost?

Yes. Stamp duty and registration fees are charged on the higher of the government market value or your actual transaction price, so a higher ₹/sq.yd rate raises the minimum duty payable when you register a sale, gift, or transfer of an open plot or building.
