Encumbrance certificate
Check an encumbrance certificate in Andhra Pradesh
Search by survey number, plot, or door number. Create a free account to save the property and let Assetly fetch its Andhra Pradesh EC.
Keep ready: survey number, plot number or door number, and the revenue village.
What kind of property is it?
An EC is looked up by the property identifier recorded at the SRO, and that identifier differs by property kind.
How the EC search works
- 1
Select the revenue village
Choose the district, mandal, and revenue village recorded for the property, because survey and door numbers repeat across the state.
- 2
Add the property identifiers
Enter the survey number, plot, or door number you have. For a flat, use the survey number of the underlying land.
- 3
Confirm and fetch the EC
Create a free account, confirm the property details, and Assetly will fetch the EC and attach it to the saved property.
New to encumbrance certificates? Read the encumbrance certificate guide for what an EC covers, or the step-by-step guide to getting an EC online if you are applying from abroad.
An EC will not show a registration restriction. For a Telangana property, also run the Section 22A prohibited-property check.
Frequently asked questions
How do I search an encumbrance certificate online in Andhra Pradesh?
Select the district, mandal, and revenue village recorded for the property, add the survey number or door number you have, and create a free account. Assetly saves the property, fetches the Andhra Pradesh EC, and attaches it to the property for review. The official source is the IGRS portal run by the Registration and Stamps department.
How do I search an EC in Telangana?
Choose the revenue village, add the survey, plot, or door number, and create a free account. Assetly saves the property, fetches the Telangana EC, and attaches it to the property for review. Telangana EC data sits with the Registration and Stamps department, while land records moved from Dharani to Bhu Bharati.
Can I search an EC by survey number?
Yes. The survey number is the most reliable identifier for agricultural land and open plots. For a flat or an independent house, use the survey number recorded for the underlying land, which appears on the sale deed, the layout approval, or an earlier EC. Survey numbers repeat across villages, so the revenue village matters as much as the number itself.
Can I search an EC by owner name?
Not reliably. An EC is issued against a property rather than a person, so the official Andhra Pradesh and Telangana portals search on property identifiers and document numbers, not on an owner name. If a name is all you have, start from a document you already hold, such as a sale deed, tax receipt, or pattadar passbook, and recover the survey or document number from it.
Can I search using the registered document number?
Yes, and it is the most precise option when you have the document number and its year. It returns that specific registered document rather than the full encumbrance history, so use the property identifiers instead when you want every registered transaction across a search period.
Is the EC search free, and do I need to log in?
Entering the property details here is free and needs no account. An account is required to save the property and let Assetly fetch and attach its EC. The government portals also let you view EC data directly, and a certified copy may carry a statutory fee set by the state.
What does an EC show, and what does it miss?
An EC lists transactions registered against the property for the period searched, including sales, gifts, mortgages, and partitions. It does not show unregistered agreements, oral arrangements, pending litigation, unpaid property tax, or a Section 22A prohibition. A clean EC is necessary for a title review, not sufficient on its own.
How many years should the EC search period cover?
Thirteen years is the common minimum before a purchase, and thirty years is the safer standard for higher-value property or an unclear title chain. Choose the longer period when the property has changed hands often, when it came through inheritance or partition, or when any earlier link in the chain is missing.
Is an encumbrance certificate the same as a Section 22A prohibited-property check?
No. An EC records registered transactions for a search period. A Section 22A entry is a separate registration restriction attached to a survey number or notified property, and it does not appear on an EC. Both need checking before a transaction.
